Application processing takes 24–72 hours. Rental verification typically takes the longest. Please help by contacting your landlord so they are prepared to complete and return the rental verification email as soon as possible.

To speed up the process, make sure you have provided all the information the application requests, including required documents. Here’s the information we most often see missing:

What You’re Agreeing To     •    This is a routine application to verify credit, character, employment, and rental history.     •    This is not a lease or a guarantee of approval. All applicants must be approved.     •    You authorize us to verify all references and information provided.     •    You declare that everything submitted is true and correct. If any misstatement is discovered, the landlord may terminate any agreement entered in reliance on that information

Fees & Payment Rules     •    Application Fee: $65 per adult (18+), non-refundable.     •    No chargebacks: You cannot reverse any charges after your application is run.

Earnest Deposit (Paid After Approval)     •    Due within 24 hours of approval.     •    Not a security deposit at this stage.     •    Credited toward the required security deposit once the lease is fully signed by all parties.     •    If you fail to move in by your lease date or choose not to move forward after paying, the earnest deposit is retained as liquidated damages.     •    Upon move-in, the earnest deposit converts to the security deposit.

Withdrawing Your Application     •    You and any co-applicant may not withdraw your application or the application fee.     •    If you withdraw or change your mind before approval, we retain all application deposits as liquidated damages and both parties have no further obligations to each other.

What Counts as a Completed Application

An application is not processed until all of the following are received:     •    A separate, fully completed, and signed application for each adult applicant.     •    Application fee paid.     •    Application/earnest deposit (if applicable).

If no item is checked on your form, assume all items above are required for the application to be considered complete.

Approval, Conditional Approval & Non-Approval     •    We will notify you of approval within 1–2 days after receiving a completed application.     •    You may receive a conditional approval requiring a higher refundable security deposit up to 1.5× the monthly rent.     •    If you decline a conditional approval, the application fee is not refundable.

Fair Housing Compliance

Aloe Property Management fully complies with Fair Housing laws. We do not discriminate based on race, color, religion, sex, handicap, familial status, national origin, or age.

Utility Concierge (Tenant Acknowledgment)

If your application is approved, Aloe PM may provide your contact information to Citizen Home Solutions, a concierge service that assists with water, gas, electricity, phone, internet/cable/satellite, and security monitoring setup.     •    We recommend using Citizen Home Solutions to comply with placement guidelines for satellite/cable lines.     •    By submitting your application, you agree we may share your contact information with Citizen Home Solutions and that they may contact you.

Background & Credit Report Authorization (FCRA Disclosures)

By consenting during the application, you provide written instructions authorizing our screening provider (Credit Reporting Services, Inc.) to obtain your consumer reports and investigative consumer reports for tenant-screening purposes. Reports may include, as permitted by law: identity verification, criminal history, sex-offender registry status, credit history/score, employment and education history, driving history, professional licenses, tenant/rental history, and related information that may bear upon character, general reputation, personal characteristics, and mode of living.

State notices: Applicants in WA, MA, NJ, NY, and CA have additional rights described in our full FCRA notice and state supplements (provided during the application flow). California applicants also receive the California Investigative Consumer Reporting Agencies Act notice.
