A. You will be subject to the lease and pay a lease break fee.

Q. I paid more than $1500.00 for earnest deposit, but the lease only shows $1500.00.

A. The required earnest deposit is $1,500 to secure the property. You may pay more if you’d like, but only $1,500 will be reflected in the lease. Any amount paid over $1,500 will be refunded if you choose not to move forward, but the $1,500 is non-refundable. This deposit is applied toward your total move-in costs, and your resident portal will always show your accurate remaining balance.

Q. What documents do I need before signing? A. You’ll typically need a valid photo ID, proof of income, completed rental application, and approved renter’s insurance.

Q. Can I review the lease before signing? A. Absolutely! We encourage you to review the entire lease and ask any questions before signing.

Q. Do all tenants and occupants need to sign? A. Yes. Every legal adult (18+) living in the home must sign the lease.

Q. How long do I have to sign the lease once it’s sent? A. Leases must typically be signed within 24–48 hours of approval unless otherwise noted.

Q. Do I need to pay move-in funds before or after signing? A. Move-in funds must be paid before keys are released. You’ll receive instructions with your lease packet.

Q. When will I get my signed copy? A. Once everyone signs, you’ll receive an email with a downloadable PDF copy for your records.

Q. How do I set up utilities? A. We’ll provide instructions in your lease packet. It’s your responsibility to set up utilities before your move-in date.

Q. When is my first rent payment due? A. The due date is listed in your lease, but it’s typically on or before your move-in date.

Q. Where do I pick up my keys? A. After signing the lease and paying move-in funds, we’ll send you instructions on how to collect your keys or access codes.
