A. You will be subject to the lease and pay a lease break fee.

Q. I paid more than $1500.00 for earnest deposit, but the lease only shows $1500.00.

A. The required earnest deposit is $1,500 to secure the property. You may pay more if you’d like, but only $1,500 will be reflected in the lease. Any amount paid over $1,500 will be refunded if you choose not to move forward, but the $1,500 is non-refundable. This deposit is applied toward your total move-in costs, and your resident portal will always show your accurate remaining balance.

A. You’ll typically need a valid photo ID, proof of income, completed rental application, and approved renter’s insurance.

A. Yes. Every legal adult (18+) living in the home must sign the lease.

A. Leases must typically be signed within 24–48 hours of approval unless otherwise noted.

A. We send leases electronically via Aptly. You’ll receive an email with a secure link to review and sign online. One will be sent to each individual’s email on the lease.
