- Can you hold a place before I apply?
- No, you are required to apply and once approved you will pay a $1,500.00 earnest deposit holding fee. We hold homes up to 3 weeks.
- Do I pay first month’s rent and last month’s rent with my security deposit?
- You will pay first months rent, a fully refundable security deposit, a non refundable cleaning fee, a non refundable pet fee if you have any pets, and a non refundable admin fee of $250.00.
- How old do you have to be to apply?
- Each adult over the age of 18 will need to apply
- Is the deposit refundable?
- Yes, your security deposit is fully refundable
- Who needs a cosigner?
- If your credit is lower than 550, high debt amount, late payments on credit, new employment, offer letters, etc.
- You have a property I want to rent. How do I apply?
- How do I pay rent?
- Each resident has their own portal login. You can pay rent online via eCheck option, submit work orders, view documents. We only accept online eCheck options. We do not accept Credit Cards or Personal Checks. We charge $10 if you want to pay by cashier check or money order.
- I want to get a pet. What do I do?
- If your property allows pets, we charge a $250 non refundable pet fee per pet. We require you to register your pet and provide information.
- I want to move out, but my roommate wants to stay. What do I do?
- We would require a roommate release form and ensure that the roommate staying can afford rent on their own. We do not rent out homes by rooms.

My lease expiration is coming and I want to move out. What do I do?
- Who is responsible for paying for repairs & maintenance requests?
- Do you accept Section 8?
- We do accept Section 8 for homes located in Phoenix and Tempe. If we have any available in those cities, they will be listed. At this time, we are not accepting Section 8 in other areas
- What are your rental requirements?
- Income must be at least 2.5x NET (take home) the monthly rent amount. Married couples and residents over 18 may combine income. Three recent pay stubs are required to verify income equal to two (2) months and two (2) months' worth of bank statements. If self-employed or retired, we will require six (6) month bank statements.
- Cosigners may not be used for income qualification.
- If you are a housing choice voucher recipient, the amount of rental income requirement will be reduced to 2.5x NET your portion of rent, but not less than $1500 a month income.
- Applicants must provide proof of move-in funds (such as first month’s rent, security deposit, and any applicable fees) at the time of application.
- Your previous residences must be free of evictions, judgments, or unpaid rent. Owning your previous residence can take the place of rental history. Previous occupancy must be verifiable (Non-Family). If rented outside of a Property Management Company, proof of rental payments for past 6 months need to be on a tenant ledger through software, bank statements, or Zelle. Written receipts are not accepted.
- A credit report will be processed for each applicant. All applicants must meet the minimum credit score requirement of 550. If you have lower credit, you do have the opportunity to explain prior to applying by sending information to [email protected].
- We do not count discharged bankruptcies, medical bills, student loans, or paid collection/judgments against you. Unpaid collection accounts / judgments from utility companies or previous landlords are grounds for automatic denial of application (tenant will be given opportunity to correct).
- A criminal background check will be conducted for each applicant.
- All applicants must provide a copy of their driver's license or other approved photo ID.
- Applicants will be automatically declined for the following: open bankruptcy, prior eviction, judgments, collections, unpaid rent, invalid SSN, and falsified application.

- What is the resident benefit package? Is it required for all of us to be a part of it?
- Yes, all residents are required to pay the resident benefit package. This includes an online tenant portal, Aloe Rewards, move in and out flexibility, credit repair, free credit reporting for all rental payments, security deposit protection, one waive NSF or Late fee waiver up to 3 days ($70 worth), HVAC preventive maintenance, utility assistance program, renters insurance program, and vetted vendor network.
- Are utilities included in the rent?
- No, unless the listing specifically says a utility, landscaping, pest control, or pool service is included. A listing will be detailed if something is included.
- How long does it take to run my application?
- We try to run the application within 24 hours. Once all documents are received, the part that takes the longest is rental verification. Make sure your landlord is aware we are sending over verification and to ask them to respond right away. The sooner we get that, the quicker we have a decision. Depending on that it can take longer.
- Is the non refundable cleaning fee for move in or move out?
- We use the non refundable cleaning fee for your move out. We expect you to have it a broom swept clean. We use your cleaning fee to have the home deep cleaned and ready for the next tenant. If the cleaning bill is more than the non refundable cleaning fee, then we will use security deposit. We figure an average cleaning is $500.00 and typically $.25 per sq ft, the cleaner it is left, the less it costs and you’ll be able to retrieve your security deposit back in full. This is our number 1 goal to give back 100% of security deposit, we will send you communication on things to do to prepare when that time comes.
- Will the home be professionally cleaned before I move in?
- Yes, all homes will be professionally cleaned. Carpets (if there is carpet) is cleaned. The landscape will be
- If I move in during the month, would my rent be prorated?
- Yes, if you move in before the 26th of the month, your rent will be Rent/30 = Daily Rent amount. Take the daily rent amount x the amount of days. Example: Rent is $2000.00. Take $2000/30 = $66.67 per day. If you move in on the 15th of the month, you’ll pay the 15th-31st (17 days) times $66.67, this is $1,133.39.
- If you move in the 26th, you’ll pay for 6 days PLUS the full next month. That would be $400.02 plus $2000.00.
- Your move out date will be the 25th of the following year.
- Can I do a shorter lease?
- Shorter lease depends on the home, it will be noted in the listing description if it is possible. If you want to send us a message and ask, it really depends on the time of year, the activity of interest on a home, if your willing to pay more, etc.
