This addendum outlines additional charges that may be incurred by the tenant for actions beyond the standard lease agreement, routine tenant responsibilities, or operational requirements. These fees help cover administrative costs and additional labor.

  1. Utility Transfer & Maintenance - $75 • Tenants must transfer utilities into their name before the lease start date. • If utilities remain in the owner's name, the tenant will be charged $75 for follow-up efforts.
  2. Rush Move-In Charge - $200 • A minimum of 72 hours is required to process applications, complete lease agreements, and conduct move-in inspections. • If a tenant requests an expedited move-in of less than 5 days, a $200 fee applies.
  3. Move-In Date Change (Delayed) - $75 • If a later move-in date is requested and approved by the owner, a $75 fee applies to cover renegotiation, paperwork, utilities, and administrative adjustments.
  4. Missed Appointment & Access Denial - $75 • Applies if a tenant fails to attend a scheduled meeting or does not provide access to the property for repairs, inspections, or showings.
  5. Lockout & Rekeying - $150 • If locked out, tenants may call their own locksmith but must provide a new key to the landlord. • If Aloe Property Management assists with re-entry or rekeying, a $150 charge applies. Additional costs may be incurred if locks require drilling or replacement.
  6. Returned Payment Fee - $75 • Any returned checks, failed electronic payments, or declined transactions will incur a $75 fee.
  7. Pay-or-Quit Notice - $75 • If rent is not paid on time, a legal Pay-or-Quit Notice will be sent via certified mail or process server at a $75 charge to the tenant.
  8. Lease Violation Notices - $5 • A $5 charge applies for notices regarding violations such as: • Lawn maintenance neglect • Improper garbage disposal • Unauthorized vehicles, trailers, or boats • Any other municipal or HOA violations
  9. Payment Processing Fee - $10 • Payments made by personal check, money order, or cashier’s check incur a $10 manual processing fee.
  10. Lease Renewal Administrative Fee - $150-$250 • A $150-$250 charge applies when a tenant extends their lease, covering administrative processing and possible inspections. Review lease to see what determines which charge based on how late you sign an addendum renewal.
  11. Unauthorized Occupants - $350 Fine • If an unauthorized occupant stays longer than 7 consecutive days without landlord approval, a $350 charge will apply.
  12. Lease Modification Requests - $150 • A $150 charge applies for any lease changes, such as adding or removing tenants.
  13. Lease Break Charge - 2 months rent plus $250 admin fee • Breaking the lease incurs a $250 admin fee plus: • 2 Full Months Rent Charge
  14. Failure to Return Keys - $150 • All keys, remotes, and community access devices must be returned by noon on the last day of tenancy. • If delayed, an $150 fee applies plus: • Additional charges for locksmith services • $80 per remote replacement • $100 mailbox key • HOA related costs for any fobs or gate keys related to community • Potential extra rent if keys are turned in late
  15. Holdover Charge - $100 Per Day • If a tenant remains past their lease expiration without proper notice, a $100 daily fee will be applied. • The Arizona Landlord-Tenant Act allows landlords to claim two months’ rent in holdover situations. • This charge is in addition to prorated rent and key return fees.
  16. Collections Processing - $100 • A $100 charge applies if Aloe Property Management must initiate collection proceedings for unpaid balances. Plus other related costs.
  17. Make-Ready Coordination - $100 • If any work is required after move-out, a $100 fee will be charged for coordination. Example: Painting touch ups, whatever the cost is to paint the home plus $100 fee.
  18. Payment Plan Administration - $100 • If a tenant requests a payment plan, a $100 administrative fee applies. • Any modifications to the plan will incur an additional $100 fee.
