An earnest deposit for a rental is a fee paid by an applicant after approval to show commitment, taking the unit off the market and is credited toward the security deposit or first month’s rent.

Once you have paid the earnest deposit, when Aloe PM is in the office we will mark as paid and remove the home from the market.

If it is a weekend or after hours when you pay and you receive another email reminder to pay your earnest deposit and you did pay, please disregard as we have not yet been in the office to update.

You will receive an email named: Next Steps for Your New Home

We will work on drafting the lease. You can expect to receive it for signatures within the next 24-48 hours (hopefully sooner).

In the meantime, we have taken the home off the market. If you receive any notifications about its status, don’t worry—this just means you’ve been officially approved!

Once you receive the lease, please take the time to review it carefully. It will outline everything you need to know about your new home, including:

• What to expect during move-in and throughout your tenancy
• Rent payment details (amount, due dates, and payment process)
• What’s included and not included in your rental
• How to troubleshoot maintenance issues and submit maintenance requests

This lease serves as a guide to help ensure a smooth experience in your home.

Once the lease is signed, you will receive an executed copy. We will then send updates via email regarding your next steps, including setting up utilities, obtaining renters insurance, and key pick-up details.
